- You need a correct environmental permit matching the planning prescriptions (RUP, BPA or regional plan): the property must be (deemed) permitted for tourist accommodation use.
- The city building code and police codex also apply — materials, technical installations, accessibility and water buffering.
- The city steers lodging supply through a five-year lodging development action plan.
- Overnight tax: €3.20 per tourist per night (excl. VAT) for room-related lodging such as holiday homes, with an exemption for children under 12. Quarterly declaration, within 14 days of quarter end. A new 2026-2031 regulation was adopted in late 2025 — check the applicable rate.
- Every accommodation you rent to tourists for payment must be registered with Toerisme Vlaanderen. Baseline conditions include a fire-safety certificate, fire and liability insurance, and an ownership or lease title that allows tourist letting.
